A category shows a median only past a minimum sample of 30 priced closings; below that it keeps its honest count and reads insufficient data, never a median of three.

The cohort size is printed beside each figure. “Final bid” is the highest bid published before the gavel, possibly a no-bid asking price. It is not a confirmed sale price, and nothing on this page is a recommendation to buy.
